(Villas at Lago Mar) POSTED: February 26, 2011 RE: Pressure cleaning and painting It s as easy as ABC Dear Homeowner/Resident: Please be advised that Lago Mar Townhomes Association, Inc. (a/k/a Villas at Lago Mar), by decision of its Board of Directors, informs you that the Association is undertaking substantial beautification and improvement projects over the next 90 days. This includes re-panting all the buildings and units and has contracted PRO MAX Restoration and Painting Corp. (A.) Prior to the painting, be aware that all roofs need to be cleaned. The generally-accepted method is pressure cleaning. Although this is the homeowners responsibility, the Board has negotiated a bulk price in lieu of sending violation letters. You may opt out of the Association cleaning it for you. If you opt out, notify us in writing (including your name, address, and phone number in order to verify) at the contact information below within the next 7 days and complete the cleaning of your own roof within 30 days of the receipt of this letter by hiring your own contractor. Roofs with broken or missing tiles will not be cleaned. It is important to note that should you choose to have the Association clean your roof in lieu of a violation, that there will be no additional charge since it is being paid out of reserves (portion of the HOA fee you pay monthly), your water will not be used, and the Board, Association, Contractor, and/or Management will not be responsible for any water intrusion into your unit. If you do not opt out, a detailed inspection with photographs will be made of your roof prior to pressure cleaning before and after the cleaning. Either way, it is your responsibility to maintain your roof and to keep it clean regularly going forward. (B.) All plants, shrubs, foliage, etc. will be cut back a minimum of two (2) feet away from all units by Grass Masters (the community s landscaping company) on Tuesday March 1, (C.) Watch the bulletin board and website for information regarding the relocating of your vehicle(s) on the days the pressure cleaning and painting will be done. The Board, Association, contractor, and/or Management will not be responsible for any damage done to vehicles during the projects. There will not be any parking violations issued while the projects are being done on a specified area or building. Other future notices regarding scheduling and timetable will be posted on your door. (Villas at Lago Mar) POSTED: February 26, 2011 RE: Pressure cleaning and painting Tan Fácil Como ABC Estimado Residente/Dueño: Les queremos informar que la Junta Directiva de la Asociación de Lago Mar Townhomes (Villas at Lago Mar) ha decidido comenzar varios proyectos para mejorar a nuestra comunidad. En los próximos 90 días se pintaran todos los edificios y unidades. Para realizar este proyecto la junta ha contratado a la compañía PRO MAX Restoration and Painting (Restauración y Pintura) Corp. (A). Antes de comenzar a pintar todos los techos necesitan estar limpios, el mejor método es lavando el techo con agua a presión. Aunque esto es la responsabilidad del dueño, la Junta ha negociado un precio al por mayor. Usted tiene la opción (usted puede decidir no al particpate) de limpiar su propio techo pero necesita comunicar su decisión por escrito (incluyendo su nombre, dirección, y número de teléfono para verificar) en los próximos 7 días y su techo tiene que estar completamente limpio en los próximos 30 días a partir de recibir esta carta. Es muy importante comunicarle que si usted decide que la Asociación se encargué de limpiar su techo, NO HABRA NINGUN COSTO ADICIONAL. El martes 1 de Marzo 2011, todas las plantas, árboles, etc. serán cortadas para alejarlas de las unidades a un mínimo de 2 pies. La compañía de jardinería Grass Masters que da servicios a la comunidad se encargara de esta labor. (C). Por favor revisen el boletín de mensajes o sitio de Internet para informarse sobre los lugares designados de estacionamiento de vehículos en los días de la limpieza de techo y pintura. La Junta, La Asociación, las compañías y/o La Gerencia no serán responsable por ningún daño a vehículos durante el proyecto. En las áreas designadas no se darán multas de estacionamiento durante el transcurso del proyecto. Toda la información con los horarios y fechas del proyecto serán puesto en su puerta. 4 March 2, 2011 To: From: Village of Lago Mar Pro-Max Restoration and Paint Corp. RE: Painting and Roof Inspections scheduled From March. 7 nd to March 11 th. As you already may be aware Pro-Max has been awarded the job to repaint the exterior of your community. As part of this painting project Pro-Max will inspect all of the roof tiles and take note of any other previous over spray or noticeable damages on each unit prior to commencing the painting project. A report will be given to each unit owner with a detailed report before we start the painting process. Pro-Max will not be liable for any roof tiles that were broken prior to the commencement of the paint project or any item noted in this report.
