1 GOOD NEWS!!! HOUSING AUTHORITY HAS INCREASED ITS PAYMENT STANDARDS FREQUENTLY ASKED QUESTIONS (FAQs) FOR TENANTS 1. WHAT IS THE GOOD NEWS? Effective February 1, 2016, the Housing Authority has increased its Voucher Payment Standards. If you are searching for a new place to live, the increased payment standards may mean that you are able to find more homes that you can afford to rent! 2. WHAT IS A VOUCHER PAYMENT STANDARD? The Voucher Payment Standard is the maximum monthly rent assistance that the Housing Authority will pay to an owner who rents to a tenant with a Section 8 voucher. The payment standard is based on your family voucher size or unit size (see question #4), whichever is lower. Note: the payment standard is not a cap on how much rent the owner can charge for the unit. Below are the new Section 8 payment standards for the County of Santa Clara. Bedroom Size Monthly Payment Standard as of 2/1/ BR $1,482 1 BR $1,740 2 BR $2,193 3 BR $3,054 4 BR $3,407 5 BR $3,918 6 BR $4,429 Single Room Occupany $1,112 Mobile Home Space/Pad $ HOW WILL THE INCREASED PAYMENT STANDARD AFFECT ME? When you find a unit to rent, the Housing Authority of the County of Santa Clara (HACSC) will determine whether the rent the owner is requesting is reasonable compared to similar units in the area. (The unit must also pass a HACSC inspection.) The HACSC-approved rent that the owner may charge is the lower of the owner-requested rent or the reasonable rent as determined by HACSC. If you choose to rent a unit with an HACSC-approved rent that is equal to or below your payment standard, you will pay 32% of your gross monthly income (or $50, whichever is higher) towards the rent each month and the Housing Authority will pay the remainder of the rent. If the HACSC-approved rent is more than the payment standard amount, your rent portion will be 32% of your gross monthly income plus the difference between the payment standard and the contract rent (the total of these two amounts cannot be more than 40% of your gross monthly income). If you cannot afford that amount, you will probably want to look for a unit with a rent amount at or under your new payment standard.

2 4. WHAT IS MY VOUCHER SIZE? Please note that the family s voucher size does not dictate how large a rental home you can rent. However, the voucher size does affect the payment standard that is used in the rent calculation. You can find your family voucher size (unit size) here on your voucher. 5. Khi quý vị tìm được một căn hộ để thuê, HACSC (Sở Lý Gia Cư Quận Santa Clara) sẽ xác định xem số tiền cho thuê mà chủ hộ yêu cầu có hợp lý không so với các căn hộ trong khu vực. (Căn hộ phải đạt yêu cầu kiểm tra của HACSC.) Tiền thuê nhà được HACSC chấp thuận mà chủ nhà có thể tính là khoản tiền thấp hơn số tiền thuê nhà mà chủ hộ yêu cầu hoặc số tiền thuê nhà hợp lý do HACSC xác định. 5 BUENAS NOTICIAS!!! HOUSING AUTHORITY HA AUMENTADO SUS MONTOS ESTÁNDAR DE PAGO PREGUNTAS FRECUENTES PARA LOS ARRENDATARIOS 1. CUÁL ES LA BUENA NOTICIA? A partir del 1 de febrero de 2016, la Housing Authority ha aumentado sus montos estándar de vales de pago. Si está buscando un nuevo lugar para vivir, los montos estándar de pago más altos posiblemente le permitan encontrar más viviendas que usted podrá alquilar! 2. QUÉ ES UN MONTO ESTÁNDAR DE VALE DE PAGO? El monto estándar del vale pago es la asistencia máxima mensual para el pago del alquiler que la Housing Authority le pagará al propietario que le alquila a un arrendatario con un vale de la Sección 8. El monto estándar de pago se basa en el importe del vale de su grupo familiar o el tamaño de la unidad de vivienda (vea la pregunta número 4), lo que sea menor. Nota: el monto estándar de pago no es un límite máximo para el alquiler que puede cobrar el propietario por la vivienda. CÓMO ME AFECTARÁ EL AUMENTO DEL MONTO ESTÁNDAR DE PAGO? Cuando encuentre una vivienda para alquilar, HACSC determinará si el propietario de la vivienda está pidiendo un alquiler razonable en comparación con viviendas similares en el área. (La vivienda también debe pasar una inspección de HACSC.) El alquiler aprobado por HACSC que puede cobrar el propietario es el monto inferior entre el alquiler solicitado por el propietario y el alquiler razonable determinado por HACSC. 6 4. CUÁL ES MI TAMAÑO DE VALE? Por favor tenga en cuenta que el tamaño del vale de la familia no determina el tamaño de la vivienda de alquiler que puede alquilar. Sin embargo, el tamaño del vale sí afecta el monto estándar de pago que se usa para calcular el alquiler.
