A/C vent trims are being replaced in the lobby areas with newer exact fits at 24 x 24. A/C Ductwork: We have discovered that the A/C duct system above the drop ceiling in both the D and C is damaged. It appears it has been this way for many years dating back to the remodeling of the lobby around ten years ago. Corrective work is considerable and necessary to avoid A/C and energy loss. Rainwater Drainage: Due to increased flooding in the lower level parking garage and upper deck, it is apparent there drainage problems that routine maintenance cannot correct. Over the last 2 months, when I go out to the pool area, I am constantly being bitten by mosquitoes. In fact, so is everyone else. I know we ve had a lot of rain, but it seems that these mosquitoes might be coming from our lavish landscaped area, where we have many beautiful plants. It s unbearable in the early morning and at dusk, which is when I love to go outside to take a swim. The management office is on top of things by getting the pest control people out here and spraying, but it just seems like a losing battle. I know that this may not be your area of expertise, but I thought I d take a shot. We ve had a lot of rain and it appears that the mosquitoes are out in large numbers. I reached out to Miami Dade County and found out some interesting information that may help. It appears that there is a certain plant, not indigenous to Florida, that the landscapers tend to plant in many gardens. The plant is called bromeliad. There are many species of this plant. Many bromeliads are able to store water in a structure formed by their tightlyoverlapping leaf bases. Please check to see if these are planted in your gardens at your condo. Because they don t have a strong root structure, these plants, and their water storage area, can breed between 5 and 10 thousand mosquitoes per day. Wow! They re beautiful plants but they re just not what we need Continued on page 5

After meeting with a representative of Miami Dade County of the subject, I decided to recommend to all condos in Miami Dade and Broward that I consult with to remove these plants and replace them with something that does not store water and is indigenous to South Florida. There are so many beautiful plants to choose from. The only recommendation that can be made to those that don t want to remove these plants is to flush them with fresh water at least twice a week. This can prevent the mosquitoes from laying their eggs and/or them hatching. If you need further information please contact your local mosquito control center in your county. I hope this helps with the issues you are having.
