1 ESTUDIO DE VIABILIDAD DE VARIAS SOLUCIONES DE EFICIENCIA ENERGÉTICA EN LA RED DE OFICINAS DE UNA ENTIDAD FINANCIERA PARA LA OPTIMIZACIÓN DEL CONSUMO Y LA REDUCCIÓN DE COSTES Autor: Rouco Pérez, Javier Director: Redondo Rodríguez, Juan Antonio Entidad Colaboradora: ICAI-Universidad Pontificia Comillas RESUMEN DEL PROYECTO Debido a la situación económica actual está apareciendo un creciente interés por controlar y conocer los costes energéticos en todos los sectores con la finalidad de conseguir un ahorro importante para la empresa. Además la evolución de los costes de energía en nuestro país ha llevado a muchas empresas a preocuparse mucho por este tema. En la gráfica siguiente se puede ver la evolución del precio de la energía en los últimos años. El objeto del presente proyecto es la realización de un estudio de viabilidad de varias soluciones de eficiencia energética en las oficinas de una entidad financiera con la finalidad de reducir los costes producidos por el consumo energético, los cuales, dentro de la oficina, se reparten de la siguiente manera.

2 Consumo 10% 30% 60% Clima,zación Luz Ordenadores Las soluciones a estudiar son las siguientes: Instalación de un sistema de domótica para controlar las diferentes líneas de consumo de las oficinas de la entidad (clima, luz, ordenadores ). Este sistema se instalará en las oficinas que mayor consumo energético tengan, ya que son en las que más se puede ahorrar, consiguiendo así un retorno de la inversión menor. Como valor añadido se podrá realizar un seguimiento real de las incidencias del local como por ejemplo fallos en el sistema de climatización o fallos en la alarma, con lo que conseguiremos una mejora en el mantenimiento que se verá reflejada en una reducción de costes Este seguimiento se realizara por medio de un software facilitado por los proveedores que instalen el sistema domótico. Optimización de la energía reactiva consumida. Sustitución de la iluminación actual de tubos T8 de las oficinas por luminarias LED de alta eficiencia energética o tubos LED. Por último, también se realizará una medida que, si bien no es de eficiencia energética, ya que no reduce el consumo, si que consigue el ahorro de los costes que se busca. Esta medida es la siguiente: Optimización de la potencia contratada en las oficinas. Se realizara un estudio de la potencia contratada que tienen las oficinas, así como de la potencia consumida en dichas oficinas. Para el estudio de las distintas soluciones se han utilizado los datos de facturación eléctrica de cada una de las oficinas de la entidad. Con estos datos se ha calculado varios puntos. Por un lado el consumo energético de las oficinas y lo que se puede ahorrar en cada oficina si se instala el sistema de domótica, para ver si es rentable o no su instalación. Se buscarán oficinas en las que se pueda conseguir un retorno de la inversión menor a 6 años para que la instalación sea realmente rentable. Por otro lado, también se ha calculado la viabilidad del cambio de la iluminación de las oficinas por luminarias de alta eficiencia energética dependiendo del consumo de energía de cada local y del sobrecoste de la nueva luminaria. En este punto se han tenido en cuenta dos posibilidades, la sustitución por luminarias LED o por tubos LED, eligiendo esta última ya que es más barata y se pueden conseguir los mismos ahorros. Por último se ha estudiado la implantación de baterías de condensadores en las oficinas para reducir la energía reactiva consumida. Para la instalación de las baterías se ha tenido en cuenta la energía reactiva consumida en cada oficina así como el coste de las mismas y el ahorro que se puede conseguir.

3 En cuanto a la optimización de potencias se refiere se han estudiado los datos históricos de potencia contratada y potencia máxima demandada con la finalidad de reducir la potencia contratada a lo necesario y no pagar más de lo que realmente se necesita. A partir de estos cálculos se ha decidido en que oficinas se implanta cada una de las medidas, ya que no en todas las oficinas se podrá instalar la domótica debido a que los equipos son antiguos o no en todas las oficinas es necesario instalar las baterías de condensadores ya que la energía reactiva consumida es mínima, obteniéndose los siguientes resultados: Medida de eficiencia Numero de oficinas Inversión total Ahorros estimados al año Domótica ,00 Tubos LED ,00 Baterías de condensadores ,00 TOTAL ,00 La optimización de potencias se ha realizado en oficinas con un coste nulo, ya que no ha sido necesario cambiar nada de la instalación eléctrica para cambiar la potencia contratada, y con un ahorro anual estimado de Finalmente, para la financiación de este proyecto se ha decidido contratar una empresa de servicios energéticos (ESE) y utilizar un modelo de ahorros compartidos mediante el cual la entidad no tiene que hacer ninguna inversión inicial sino que es la ESE la que instala los equipos en las oficinas. El 70% de los ahorros que se consigan serán para pagar a la empresa de servicios energéticos y el otro 30% serán para la entidad. Una vez que la entidad pague la totalidad de los equipos instalados por la ESE los ahorros íntegros serán de la entidad y los equipos pasarán a ser de su propiedad. La optimización de potencias queda fuera del contrato con la ESE al ser una medida que puede realizar la entidad directamente sin coste alguno. Con este método la entidad ahorrará al año durante los primeros 6 años una vez transcurridos estos, se habrán pagado la totalidad de los servicios de la ESE y los ahorros íntegros pasarán a ser de la entidad, ascendiendo el ahorro anual de la entidad a Madrid, a 13 de Mayo de 2013 Fdo.: Javier Rouco Pérez AUTOR Fdo.: Juan Antonio Redondo Rodríguez DIRECTOR DE PROYECTO

Besides the evolution of energy costs in our country has led many companies to worry much about this subject issue. In the chart below you can see the evolution of energy prices in recent years. The purpose of this project is to conduct a feasibility study of various energy efficiency solutions in the offices of a financial institution in order to reduce the costs incurred by energy consumption, which, in the office, are distributed as follows.

This system will be installed in offices that would have the highest energy consumption, where bigger savings can be done thus achieving a lower ROI. As an added value may be live track of incidences in the local such as failures in the air conditioning system or alarm failures, in order to manage an improvement in the maintenance that will be reflected in a reduction of costs This monitoring is made by a software provided by suppliers who install the home automation system. For the study of the different solutions were used electric billing data from each of the bank's offices. With these data several points have been calculated. On the one hand the energy consumption of the office and what can be saved in each office if you install Domotic system, to see if it is profitable or not its installation. Offices will be sought which can get a return on investment of less than six years for the installation to be really profitable. On the other hand, we also calculated the feasibility of changing the office lighting for energy-efficient lighting depending on the energy consumption of each local and the additional cost of the new lighting. At this point two possibilities have been considered, the replacement with LED lamps or LED tubes, choosing the latter because it is cheaper and the same savings can be obtained. Finally, it s been studied the implementation of capacitor banks in offices to reduce the reactive energy consumed. For battery installation has been taken into account the reactive energy consumed in each office and the cost of them and the savings that can be obtained. As for power optimization refers have been studied historical data of/about contracted power and maximum power required in order to reduce the contracted power to necessary and not pay more than what is actually need.

6 From these calculations it has been decided in which offices will be implanted each of the measures, as not all offices will be able to install the Domotic because the equipment is old or not in all offices is necessary to install batteries capacitors as the reactive energy is minimal, with the following results: Efficiency Measure Offices Total investment Estimated savings per year Domotic ,00 LED Tubes ,00 Capacitor banks ,00 TOTAL ,00 The power optimization has been done in 1,223 offices with zero cost, since it has not been necessary to change any of the wiring to change the contracted capacity, and with estimated annual savings of 323,363. Finally, for the financing of this project has been decided to hire an energy service company (ESCO) and use a shared savings model in which the entity does not have to make any initial investment as it s ESCO who installs the equipment in the offices. The 70% of the savings to be achieved will be to pay the ESCO and the other 30% will be for the entity. Once the entity (to) pay all of the equipment installed by the ESCO, complete savings will be for (of) the entity (integrity) and the equipment shall become property. The power optimization is outside the contract with the ESCO because it s a measure that can make the entity directly at no cost. With this method the entity save 984,119 a year for the first 6 years. After the end of that, whole services provided by the ESCO would have been paid and complete savings will become property, bringing the annual savings of the entity to 2,455,092.
