3 Segundo Trimestre Mercado Logístico de Madrid Second Quarter Madrid Logistics Market Principales Indicadores Main Indicators Superficie contratada: m² Número de operaciones: 7 Renta máxima registrada (casco urbano): 6,0 /m²/mes Renta PRIME: 4,5-5,0 /m²/mes Durante el segundo trimestre del año 2015, la demanda de espacios logísticos ha alcanzando unos niveles de contratación de m², lo que supone un descenso del 46,6% respecto al mismo periodo (2Q de 2014) y del 18,9% respecto al anterior trimestre analizado (1Q 2015). El total contratado en el primer semestre del año asciende a m², dato que representa un descenso del 48,2% respecto al mismo período del ejercicio anterior. No obstante, se prevé una mejora considerable de estás cifras en el corto plazo por operaciones de alto volumen en curso. Las operaciones más destacadas durante el segundo trimestre del año 2015 han sido la firma de m² en Borox, la contratación en Yunquera de Henares de m² y finalmente una operación de m² en Azuqueca de Henares. Respecto a la renta máxima destacar que se ha alcanzado una renta de 6 /m² con una operación operación realizada en una ubicación muy específica en casco urbano. Al margen de esta operación puntual, las rentas en zona prime permanecen estables en niveles de 4,5-5,0 /m²/mes. Take-up: 52,331 sqm Number of transactions: 7 Highest rent registered (city centre): 6.0 /sqm/month PRIME rent: 4,5-5,0 /sqm/month Madrid Over the second quarter of 2015, the demand for logistics space has reached take-up levels of 52,331 sqm, which represents a drop of 46.6% as compared to the same period (2Q of 2014) and a decline of 18.9% with respect to the previous quarter analyzed (1Q 2015). Total take-up over the first semester of the year amounted to 116,839 sqm, a figure which represents a drop of 48.2% compared to the same period last year. However, it is expected that there will be a considerable improvement in the short-run due to the on-going high volume of transactions. The most notable transactions over the second quarter in 2015 were the letting in Borox which involves a surface area of 16,615 sqm, the take-up in Yunquera de Henares entailing 14,000 sqm and finally a transaction in Azuqueca de Henares in which 12,000 sqm of logistics space were taken. With respect to the maximum rent, we would like to highlight that a rent of 6 /sqm was registered with a transaction carried out in a very specific location in the city centre. Apart from this exceptional transaction, rents in prime area remain stable at /sqm/month. 4 Segundo Trimestre Mercado Logístico de Madrid Second Quarter Madrid Logistics Market Headlines Headlines Descenso notable de la contratación respecto al anterior trimestre y el mismo periodo del año anterior Vuelta al mercado de las operaciones de compra venta de suelo Continua el elevado interés en el mercado de inversión Como viene siendo habitual en el mercado logístico de Madrid, la zona del Corredor del Henares ha sido la más activa en cuanto a volumen de contratación, habiéndose registrado casi el 50% del total. Destacar que durante el segundo trimestre de 2015 la zona Sur ha alcanzado unos niveles de contratación del 36,3% del total. A pesar de que la contratación de espacios logísticos ha tenido unos niveles bajos, durante el segundo trimestre del año 2015, es importante mencionar que se han llevado a cabo un elevado número de operaciones en activos de tipología industrial, registrándose 18 transacciones que suman un total de m². Lo más destacado del periodo analizado es la vuelta al mercado de las operaciones de compra venta de suelo industrial logístico. El mercado de inversión-logística nacional permanece muy activo, habiéndose cerrado en el presente trimestre 15 operaciones con un volumen de 296 Mn, lo que hace un total para el primer semestre de 408 Mn. It is worth highlighting that the South zone has reached take-up levels of 36,3% of the total logistics space taken over the second quarter of In spite of the fact that take-up of logistics space had vey low levels over the second quarter of 2015, it is important to note that a high number of transactions involving industrial type of assets were undertaken, registering 18 transactions that total 31,396 sqm. The most relevant aspect in the period analyzed is the return to the market of purchase and sales transactions entailing industriallogistics plots of land. The national investment logistics market remains very active. It has carried out 15 transactions in this quarter with a volume of 296 Mn, which makes a total of 408 Mn throughout the first semester. 04

Se trata de la cifra de contratación más elevada de los últimos trimestres, a excepción del 1Q 2015, donde se registraron unos niveles de m². La contratación del 2Q 2015 supone un incremento del 208% respecto al mismo trimestre del año anterior (2Q 2014) y un ajuste del 17,6% respecto al trimestre anterior (1Q 2015). Durante el periodo analizado, se han cerrado 17 operaciones, 7 más que en el 2Q 2014 y las mismas que en el trimestre anterior (1Q 2015). Es preciso destacar que la contratación acumulada durante los dos primeros trimestres del año 2015 ( m²) supone un 19% más que el total del año 2014, lo que indica el excelente comportamiento de la demanda durante este año. Las comarcas más activas durante el segundo trimestre del año 2015 en cuanto al volumen de absorción han sido Baix del Llobregat y Bages, acumulando entre ambas m², lo que representa un 51,9% de la cifra total de contratación. The demand behavior for logistics space over the second quarter of 2015 has been very positive, registering 168,284 sqm. This is the highest take-up figure during the last quarters, with the exception of 1Q 2015, in which 204,268 sqm of logistics space were reported. Take-up in 2Q 2015 represents an increase of 208% with respect to the same quarter last year (2Q 2014) and an adjustment of 17.6% as compared to the previous quarter (1Q 2015).. Over the period analyzed, 17 transactions were carried out - 7 more than in 2Q and the same in the previous quarter (1Q 2015). It is important to highlight that the accumulated take-up during the two first quarters in 2015 (372,552 sqm) represents 19% more than the total in 2014, which illustrates the high demand registered for this year. The most active regions during the second quarter of 2015 in terms of take-up volume were Baix del Llobregat and Bages, with a combined accumulated surface area of 87,300 sqm, which represent 51.9% of the total take-up figure. Continúa el elevado interés en el mercado de inversión logístico en Barcelona y su área de influencia ya observado en Por otro lado, hay diversas operaciones de inversión en fase de análisis que se estima se cierren en los próximos meses. En cuanto a la nueva oferta en el mercado, el desarrollo de proyectos especulativos sigue en términos generales paralizado, exceptuando algún proyecto llave en mano para usuario final, no encontrándose todavía a grandes promotores desarrollando proyectos logísticos a riesgo. No obstante, el buen comportamiento de la demanda unido al importante descenso de la disponibilidad, en niveles especialmente bajos en la primera corona metropolitana, debería suponer un estímulo para el inicio de proyectos logísticos. Currently there are no large developers who are willing to undertake logistics projects at risk. However, the positive demand behavior combined with the significant decrease in vacancy rates, registering low levels especially in the city s first metropolitan isochrone, should serve as a boost for the start of logistics projects. 07
