Entidad colaboradora: ICAI - Universidad Pontificia Comillas RESUMEN DEL PROYECTO El presente proyecto tiene por objetivo estudiar y valorar, principalmente mediante un análisis de viabilidad económico-financiera, la implantación de una fábrica de galletas María. Se estudiará para dos situaciones optimistas en precio de venta al distribuidor, con diferente estructura de financiación del pasivo, así como un análisis de sensibilidad de las variables críticas del proyecto. El punto de partida del proyecto es la definición de los productos a fabricar. El proceso de fabricación es continuo y es por ello por lo que se decide ser especialista en el tipo de galleta de desayuno más consumido hoy en día a nivel nacional, las galletas María. Para obtener una mayor eficiencia, se decide introducir dos líneas exactamente iguales, que comparten única y exclusivamente las máquinas de embalaje. Se decide producir cuatro formatos, María paquete de 200g, María pack 4 de 800g, María Caja de 800g, y María Caja Formato Familiar de 2 kg. Cada producto lleva asociados unos costes directos distintos en función del tipo de embalaje. En los dos primeros formatos, el embalaje es de polipropileno, mientras que los otros dos irán en caja de cartón, llevando asociados un mayor coste. En el estudio de la planta de la fábrica, se han tenido en cuenta tanto el tipo de maquinaría disponible en el mercado y los posibles proveedores de la línea de fabricación, como la infraestructura y dimensionamiento de dicha infraestructura. Una vez diseñada la planta tipo, y conociendo las características y la inversión inicial necesaria, se ha realizado un estudio de localización de la misma. Para la localización se han tenido en cuenta factores de decisión

2 como el nivel de subvenciones de la Comunidad Autónoma, siendo este factor el más influyente en la decisión; la cercanía a proveedores harineros en segundo lugar de importancia, y en tercer lugar la distancia a la capital. Con lo anterior, se ha obtenido como posible localización el polígono industrial de Argamasilla de Calatrava en Ciudad Real. Para realizar el análisis económico-financiero, se ha partido de los supuestos iniciales que permiten estimar los costes e ingresos de fabricación. De lo anterior se deduce una inversión inicial requerida que ronda los 11,5 millones de euros. Partiendo de las hipótesis iniciales, en donde los precios de venta se sitúan en un rango elevado, aunque por debajo a los de la competencia, se han proyectado los estados financieros de los diez primeros años y a su vez, mediante el análisis de los flujos de caja se ha estimado la rentabilidad de la fábrica para las distintas situaciones de financiación del pasivo. En la primera situación, donde el 40% de la inversión inicial se obtiene a través de financiación bancaria, la rentabilidad del proyecto, estimada a diez años ronda el 27% (TIR). En la segunda situación, en la que se opta por no incorporar al activo de la empresa los medios de producción más caros, mediante la fórmula de leasing financiero, la rentabilidad estimada del proyecto a diez años ronda el 22% (TIR). Esta disminución en la rentabilidad, contraria a lo que suele ser habitual al utilizar la fórmula de leasing financiero, se explica por la subvención existente a la compra de bienes de equipo que sí aplica en la primera situación. Mediante el análisis de sensibilidad realizado se refleja la volatilidad en la rentabilidad del negocio asociado a las variables principales que intervienen en su determinación. Las variables consideradas como fundamentales en el presente estudio son el precio de venta al distribuidor, la capacidad de producción de la fábrica, el precio de la harina, y la estructura de financiación del pasivo.

3 Los resultados del análisis de sensibilidad muestran la relación entre la variación del precio de venta y la rentabilidad final del proyecto, obteniendo la siguiente relación: una disminución de un 2% en el precio de venta provoca un decremento de un 4% de rentabilidad. En cuanto a la estructura de financiación del pasivo, según el análisis de sensibilidad realizado, se puede afirmar que la viabilidad del proyecto va asociada a la obtención de la subvención para la adquisición de bienes de equipo. Este hecho se debe al mayor impacto de los flujos de caja en el momento inicial de la inversión que al efecto de apalancamiento financiero obtenido mediante el préstamo bancario. Este último escenario (sin subvención inicial), situaría la rentabilidad del proyecto entorno a un 4%, haciéndolo inviable. Otro de los resultados obtenidos mediante el análisis de sensibilidad es el punto mínimo de operación de la fábrica. Esta deberá trabajar siempre por encima del 65% de su capacidad productiva, para asegurar una rentabilidad mayor del 10-12%. En último lugar se ha procedido a analizar la influencia del precio de las materias primas en la rentabilidad final del negocio. Dado que la harina es el ingrediente principal en la elaboración para la masa de las galletas, ya que supone el 62% de la composición en peso, el análisis de sensibilidad se ha centrado en ella. Al tratarse de una commodity y, por tanto, ve su precio sujeto a cotización, la incertidumbre que se introduce es significativa (la variación en el año 2008 se situó en un 25% a la baja). Como resultado se ha obtenido que, para una variación del 2,5% en el precio de la harina, la rentabilidad del negocio varía en la misma dirección, a su vez, en un 1%.

4 FEASIBILITY ANALYSIS ECONOMIC-FINANCIAL STRENGTH OF A BISCUIT MARY FACTORY This project aims to study and rate, mainly through a feasibility analysis economic-financial, the introduction of a biscuit Mary factory. It was studied for two situations optimistic in selling price to the dealer, with different funding structure of the liabilities, as well as a sensitivity analysis of the critical variables of the project. The starting point of the project is the definition of the products to manufacture. The manufacturing process is ongoing and that is why what is decides to become specialist in the type of biscuit of breakfast more consumed today at the national level, the biscuits Mary. To obtain greater efficiency, it was decided to introduce two lines exactly alike, who share solely and exclusively machines of packaging. I decide to produce four formats, Mary package of 200g, Mary pack 4 800g, Mary Box of 800g, and Mary Box Format Family of 2 kg. Each product associated some direct costs different depending on the type of packaging. In the first two formats, the packaging is polypropylene, while the other two goes in cardboard box, leading partners a higher cost. In the study of the plant of the factory, have been taken into account both the type of machinery available on the market and the potential suppliers of the manufacturing line, such as infrastructure and dimensioning of such infrastructure. Once designed the plant type, and knowing the characteristics and the initial investment required, it has been conducted a study of location of the same. For the location have been taken into account factors of decision as the level of subsidies of the Autonomous Region, this being factor the most influential in the decision; the proximity to suppliers flour in second place of importance, and in third place the distance to the capital. With the above, has been obtained as a possible location the industrial park of Argamasilla de Calatrava in Ciudad Real.

5 To make the analysis economic-financial, has been part of the initial assumptions that allow for estimating costs and revenues of manufacture. It follows an initial investment required around the 11.5 million Euros. On the basis of the initial assumptions, where the sales prices are placed in a high-ranking, but below to the competition, have been projected financial statements of the first ten years and in turn, through analysis of the cash flows have been estimated the profitability of the factory for different situations of financing of liabilities. In the first situation, where 40% of the initial investment is obtained through bank financing, the profitability of the project, estimated to ten years round the 27% (IRR). In the second situation, which chooses not to incorporate the assets of the company means of production more expensive, through the formula leasing, profitability estimated the project to ten years round the 22% (IRR). Through the sensitivity analysis done reflected the volatility in the profitability of the business associated with the main variables involved in its determination. The variables considered as essential in this study are the selling price to the dealer, the production capacity of the factory, the price of flour, and the funding structure of the liabilities. The results of sensitivity analysis show the relationship between the change in the selling price and the profitability of the project, obtaining the following: a decrease of 2% in the selling price causes a decrease of 4% of profitability. As for the funding structure of the liabilities, according to the sensitivity analysis done, it can be said that the viability of the project is associated with the obtaining of subsidy for the purchase of equipment. This fact is due to the greater impact of the cash flows in the initial stage of the investment to the effect of financial leverage obtained through the bank loan. The latter scenario (without initial grant), situate the profitability of the project around a 4% doing it unworkable. Another of

6 the results achieved by the sensitivity analysis is the low point of operation of the factory. This should work always above the 65% its production capacity, to ensure profitability increased from 10-12% (IRR). In last place it has proceeded to analyze the influence of the price of raw materials in the profitability end of the business. Given that the flour is the main ingredient in the preparation for the mass of the biscuits, since it involves the 62% the composition in weight, the sensitivity analysis has focused on it. The treated in a commodity and, therefore, sees its price subject to trading, the uncertainty that introduces is significant (the variation in the year 2008 stood at a 25% to the low). As a result has been obtained that, for a variation of 2.5% in the price of flour, the business profitability varies in the same direction, in turn, in a 1%.
